Azizi Riviera, block by block
Azizi Riviera is a long run of low-rise blocks along the Dubai Water Canal in MBR City, with shops and cafés on the ground floor of many of them. Which stretch of the promenade you're on matters more here than which building you're in — so that's how this site is organised.

The Abu Dhabi train opens
Etihad Rail's passenger service reaches Dubai on 30 September at Al Yalayis, roughly 57 minutes from Abu Dhabi — and about 40 kilometres from Meydan.

A 500-metre bridge at the Trade Centre
The RTA opened a two-lane, 500-metre bridge serving traffic from the World Trade Centre and One Central towards Al Mustaqbal Street. The fifth and last bridge of the roundabout scheme is due in October 2026.

Rents beating prices, four years on
Savills’ half-year index puts prime capital values up 0.6% and prime rents up 1.1% across 30 cities. Rents have outpaced values since mid-2022, and the gap is a statement about borrowing costs rather than about buildings.
What's built out and what isn't
Blocks run from studios to three-bedrooms, each facing either the canal or an internal courtyard. Several have shops on the ground floor — cafés, a few restaurants, a supermarket, the everyday things — so most small errands here are a walk rather than a drive, which is not true of a comparable tower elsewhere in Dubai.
How much of that you actually get depends on when your block opened rather than where it sits on the map: the earliest phases have the fullest run of shops, the later ones are still filling theirs in. Worth checking the stretch you're looking at, not the development as a whole. And the water in every listing photo is a boat canal, not a beach — the nearest real swim is a short drive.
